307 Heater Blower Fix ( Update )

Hi Everyone

Just a small update on the heater blower fix, it has now been over 2 years since I repaired the heater blower harness that is still working without any faults. The fix of cutting off the connector from the harness and soldering new wires directly onto the resistor connection pins and then using block connector to connect the resistor back to the main harness.

We finally received the keys for our new home on the 16/10/09 from C Residential.

Our offer was accepted on the 13th June 2009 and we were asked if we could complete in 4 weeks as the property had been 2 weeks from completion on another sale but the chain broke down and the vendor of this property placed it back on the market.

Yes we could without any problems. Little did we know.................

20 Weeks later we received the keys.

Now I could go on and send you all to sleep but I will not put you all through that issue.

Just a little advice I found worked very well for us.

Choose your solicitor very carefully and don’t trust them to be proactive in any way.

Do a to-do list; Push them for dates for each and every action no matter how small.

If you can not get a date put Date TBC and place the name of the person that is going to supply the date next to it with a date you feel is fair.

Place responsibility name next to the specific tasks and email it to them every time a task is closed or updated.

This worked very well but a shame I did not do it earlier in the process.

This process not only makes it clear for the solicitor but also helps you focus on the actions that are causing you problems and gives you an action list to refer to.

Remember the date's need to be agreed by them, no good you sending your wish list dates, these are dates that they need to know they have committed to you and need to try and meet.


I can not believe that after 18 weeks we were sat with the solicitor who was telling me and my wife that he was still waiting for the vendor to confirm through his solicitor things like all the keys for the windows were in the window locks, and other stupid questions that were so irrelevant you would not believe.

The property had been empty for 18 weeks and we knew what it looked like and what condition the garden was in.


This was despite 18 weeks prior I very clearly told our solicitor to ensure every standard action, Questions, Searches, Payment and paperwork were complete so we could just complete once the issue of the canal bank was resolved.

This action was prior to the to-do list and did not get done so once the canal back was resolved the solicitor then started to do the STD work.

Another major issue to watch out for that caused us major issues is that the vendor’s solicitor only worked 2-3 days per week and was not permitted to even comment to us other than through our solicitor.

This was like extracting blood out of 1 part time solicitor into a full time solicitor that was definitely not proactive in any way.

What more can I say.....

Don’t leave anything thinking it has been done; Drive the process hard as though it has not been done. You may even have been told it has been done, but don’t take this for green as depending on your communication source you could be incorrect in thinking something is complete or in progress.

Note solicitors only work on information in wrighting not voice.

Our solicitor office was 500yards from the vendor’s office I had to place it in writing asking them not to post documents walk over road and hand them to them as the postal strike was on...

 As of today my thumb has healed very well to be honest is still tender to the touch and hurst  if i catch it, but all in all i think it has healed very well.


A little more care in the future with the stanley knife.....
